Are you about to begin the adventure of constructing your own home? The anticipation and thrill of building your own dream home from scratch can be exhilarating. However, before the foundation is laid and walls go up, there is a crucial phase that sets the stage for the entire construction process - the preconstruction phase. Being the builders of our own custom home, we know first hand how much time goes into this phase. This phase will set the tone for the build, so take your time here and don't rush the planning, or details will be overlooked that can cause delays later down the road.


Understanding the Preconstruction Phase


Before the construction can begin, the preconstruction phase plays a pivotal role in laying the groundwork for a successful home build. This phase encompasses meticulous planning, coordination, and decision-making that are essential for bringing your vision to life....and hours, many, many hours.


Setting the Vision


The preconstruction phase is where your dreams transition from sketches and ideas to concrete plans. It involves working closely with architects, designers, and contractors, to outline the specifics of your future home. This is the time to define your requirements, establish a budget, and create a schedule for the project.


The first thing we did is make two lists of what we wanted in our dream home - Must Have's & Wish List. We then took that list to Google and YouTube. We searched through countless internet floor plans that offered our Must Haves. After many, many hours we finally found the floor plan that would offer us most of our must haves, and some wish list items! We just need to take this floor plan and cultivate it to exactly what we wanted. That brings me to the next phase.


Architectural Design and Permits


One of the critical components of the preconstruction phase is finalizing the architectural design of your home. This involves translating your vision into blueprints that detail the layout, structure, and aesthetics of the property. Additionally, obtaining the necessary permits for construction is an essential step in ensuring that your project complies with local regulations and codes. If you are the builder of your home, make sure to hire subcontractors who are familiar with the local codes of your area.


Budgeting and Cost Estimation


Balancing your vision with financial constraints is an integral part of the preconstruction phase. Collaborating with builders and contractors to estimate costs accurately, including materials, labor, and potential contingencies, is crucial for avoiding budget overruns during the construction phase. We were constantly adjusting our budget as material prices may have increased or decreased, problems we encountered, our budget seemed to be a revolving door. Site Evaluation and Preparation


Assessing the site where your home will be built is a vital aspect of the preconstruction process. Site evaluation includes analyzing the soil composition, drainage considerations, and any potential environmental impacts. Proper site preparation ensures a stable foundation for your home and minimizes unexpected challenges during construction. Know that an engineered design septic system will cost you more. Also, be sure to look for any erosion issues that may cause problems in the future and address how that will be handled in this stage.
